Using lasers and measuring equipment, our team carries out a 'laptop based' directly to our latest 3D CAD design software, this has great benefit to all, allowing us to create a scale 3D model of your property whilst reducing errors, return visits and keeping fees lower. Plus we can provide some structural engineers not only the 2D CAD but a full 3D CAD model of the existing and proposed, this can really help to reduce timescales and make their life easier! In turn, makes your build run smoother...
Existing Drawing 'EX01'
Once the survey is complete, the model will be sent to one of our team to finalise, render the external appearances and add details to create an impressive A1 scale drawing ready for submission as part of the application.
Initial Design 'ID01' (Proposed Presentation document)
A bespoke presentation document is created and sent to you as a PDF, this breaks down the first draft design of your newly enhanced home, an image-heavy document presenting a run-through of the initial design, as well as, a virtual 3D walkthrough video of your proposed design! Really helps to break down the end design and help visualise how your property could be transformed; the document allows comments and discussion to achieve a balance between local planning policies and your dream design.
Proposed Drawing 'PR01'
Once the initial design has been agreed, we'll create an A1 Proposed design planning scaled drawing, presenting all relevant elevations, roof plan and floor layouts to present to the council.
Location Plan Drawing 'LP01'
A4 1:1250 Scaled drawing, presenting the site boundary in relation to neighbouring buildings & roads
Site Plan Drawing 'SP01'
A4 1:500 Scaled drawing, presenting proposed extension in relation to the site boundary
Map C.A.D data purchased
We purchase a copy of your property map data online in electronic CAD format to allow us to produce site and location plans.
Packages Include a fee of £206 to cover a 'householder' type planning application, a £28 Planning portal online submission fee and covers the cost (£23) to purchase map data for the site & location plans.
Council Planning Fees (Excluded)
Once the proposed design is approved we will submit the planning application, and act as your agent liaising with the council and sending regular updates throughout the process.
Council Planner's Decision
Due to the nature of planning, we, unfortunately, cannot guarantee ‘Granted’ permission, we’ll always advise if we feel a design will not be supported by the local council or possible objections from neighbours' and give solutions where possible. Each property is looked at on an individual basis by the council, even if one property has works carried out that you would like to replicate this does not guarantee you’ll be allowed to as this may not meet current planning policies.
